Are you an architect? No. Curran Studios provides concept visuals, SketchUp models, site diagrams, and presentation graphics.

Curran Studios is not a licensed architecture office, engineering firm, surveyor, or contractor. The work is conceptual, visual, and strategic. We help clarify property potential, site direction, design options, presentation strategy, and next steps before or alongside licensed professionals.

What does Curran Studios do? We make hard-to-explain properties, designs, and development ideas easier to see and discuss.

We create concept renderings, SketchUp models, site diagrams, before/after visuals, presentation graphics, and visual studies for real estate, remodel, land, and development decisions. The goal is to make a project easier to understand, approve, sell, or move into the next professional phase.

Who do you work with? We support real estate, design, construction, and property teams.

We work with real estate agents, property owners, buyers, sellers, developers, builders, architects, interior designers, remodel clients, landscape teams, investors, and design teams. The role changes by project: buyer-facing visuals, owner-side design support, site studies, SketchUp modeling, presentation graphics, or ongoing visual support.

What is a Concept Visual Package? A focused visual package for listings, remodels, interiors, exteriors, and client presentations.

A Concept Visual Package may include renderings, SketchUp views, before/after visuals, material direction, presentation images, and concept studies. It is best when a project needs clear visuals for a listing, client meeting, remodel direction, design option, or early presentation.

What is a Property Potential Study? A visual study for land, steep sites, difficult properties, and early development questions.

A Property Potential Study may include site diagrams, access studies, building placement studies, massing concepts, buildability graphics, visual options, and next-step recommendations. It is best when the site, slope, access, development path, listing potential, or property opportunity is unclear.

How does a Design Support Retainer work? Retainers reserve focused project time for teams that need ongoing visual support.

A Design Support Retainer is best for architects, designers, builders, real estate teams, and property teams with recurring visual needs. Retainers may include SketchUp modeling, renderings, diagrams, presentation graphics, meeting updates, finish studies, and ongoing design support. Each cycle has clear priorities and output; it is not unlimited open-ended work.

When should I bring you in? Early — before major money is committed.

The best time to involve Curran Studios is before committing to architecture, engineering, construction, listing strategy, contractor pricing, or a major design direction. Early visual thinking can expose constraints, reveal opportunities, clarify the story, and prevent expensive wrong turns.

What deliverables can be included? Deliverables depend on the decision the project needs to support.

Deliverables may include written observations, site diagrams, SketchUp models, visual options, renderings, presentation boards, summary sheets, material studies, before/after visuals, or meeting graphics. The deliverable is chosen to support the decision, not the other way around.

How are revisions handled? Revisions are structured around checkpoints, not endless open-ended changes.

Projects include focused review points so decisions can be made before the work moves too far forward. Revisions are intended to refine agreed direction. New directions, added scope, additional views, or expanded studies are handled as additional work or moved into the next project cycle.

What is not included? We do not provide stamped drawings, engineering, permits, or construction documents.

Curran Studios does not provide licensed architectural services, engineering, surveying, permit drawings, structural calculations, construction documents, code approvals, or contractor pricing. When those services are needed, the work can help prepare the project for the correct licensed professional.
